The Camden County real estate market had an increase of 17% in units sold in October 2013 compared to October 2012.  This year there were 255 properties sold, which include single family homes, town homes, and condos, vs.  306 properties sold in Oct. 2012.

The available homes for sale in Camden County for Oct. 2013, shown in the graph as the active inventory, was 3,561 units.  That is down 14% from Oct. 2012 which had 4,118 active real estate listings.

The median sales price lowered by 2% in 2013 compared to a year ago.  The current median sales price is $156,500  with half the homes selling above and half below the price point.

The average days on market for this month of 107 days only decreased slightly (2%) from last year which averaged 109 days.

The number of new listings coming onto the market was up 3% this year, totaling 683 units compared to 622 last October.   However, homes under contract pending settlement also increased by 11%, with 352 pending sales this year compared to 317 last year.

There was a very large improvement in months of supply in the year over year comparison for October.   This year  there is  9.9 months of supply, which is based on the current inventory number divided by the average number of sales.   That is a 26% decrease from last year's figure of 13.5 months of inventory.
