			<content:encoded><![CDATA[<p>The real estate activity in <a href='http://www.roxanneardary.com/burlington-county-real-estate/westampton/'>Westampton</a>, NJ was much slower for March 2008 compared to March 2007.&nbsp; There were 16 new listings in 2008 compared to 25 in 2007, which&nbsp;does help slow the pace of inventory accumulation&nbsp;since sales dramatically dropped.&nbsp; The number of homes sold in 2007 was 13 for the month of March and in 2008 there were only 4 sales.&nbsp; The number of homes going under contract also slowed with 8 properties contracted in 2008&nbsp;compared to&nbsp;16 properties which went under contract in 2007.</p>
<p>The median sales price for the properties sold in Westampton for the first quarter of the year was $282,500 based off of 11 properties sold year to date.&nbsp; Sellers&nbsp;obtained, on average, 94% of their asking price.&nbsp; The total number of properties listed Jan - March in 2008 was 57 compared to 81 in 2007 and 12 properties sold in 2008 compared to 25 properties sold in 2007.&nbsp; Properties going under contract saw a decline as well in the year over year comparison: 35 contracted in 2007 vs. 15 contracted in 2008.&nbsp; </p>

<p>As you can see from the figures posted above, the higher the priced home the slower the sales and the greater amount of time it will take to find a buyer for your property.&nbsp; Homes&nbsp;priced up to&nbsp;$300,000 have had the most buyer activity over the past year.&nbsp;&nbsp; A significant difference is seen in buying activity between the $300K and under market vs the $301k and above.&nbsp; Home sellers above&nbsp;&nbsp;$300K&nbsp; and in the upper ranges&nbsp;must have extremely competitive pricing and must be willing to negotiate with buyers in order to get their home sold.&nbsp; </p>
<p>Home buyers in today&#8217;s market, regardless of price range,&nbsp;are looking for the &quot;best bang for the buck&quot;.&nbsp; Home buyers have the advantage in this market as there are plenty of properties to choose from.&nbsp; If you are a home seller and are unwilling to&nbsp;be competitive and negotiable&nbsp;in price or&nbsp;in terms, you can expect your home to sit with very little activity, if any.&nbsp; </p>

			<content:encoded><![CDATA[<p>Lance Miller, director of policy and planning for the New Jersey Board of Public Utilities, outlined the board&#8217;s plan to reduce energy consumption in the state by 20 percent by 2020. This will theoretically be achieved by legislating better building and appliance standards, relying less on coal-based power imported from nearby states, and using more renewable energy sources, such as wind power.</p>
<p>John Crandall, senior vice president of development with the Mack-Cali Realty Corp., offered another assessment. He presented sobering statistics on just how un-green New Jersey&#8217;s commercial real estate landscape really is.&nbsp; </p>
<p><span id="more-243"></span>
<p>Crandall used the U.S. Green Building Council&#8217;s Leadership in Energy and Environment Design, or LEED, as a benchmark. The LEED system awards points for features that promote conservation and good indoor air quality.</p>
<p>There are just 13 commercial office buildings in New Jersey that are certified with the LEED program, and only one currently under construction. This may be because of expense. Crandall said it can cost more than $1 per square foot for an office building to earn LEED certification.</p>
<p>Richard Johnson, senior vice president of Cranbury-based Matrix Development Group, told the developers in the audience that while LEED certification is &quot;an event, sustainability is a process,&quot; one that every developer should embrace.</p>
<p>Johnson said that there are many levels of LEED certification. Developers should start small and aim first for lower levels of LEED, rather than getting paralyzed by the more difficult process of winning gold or platinum certification, he said.</p>
<p>Matrix develops and manages primarily industrial real estate. It will soon implement pilot programs on its own buildings to test the viability of several cost-saving measures, such as solar arrays on the roofs of large warehouses.
