The first quarter of 2007 housing market review will compare the real estate market activity in South Jersey throughout Burlington, Camden, Gloucester, Salem, and Mercer counties. I don't usually cover Mercer and Salem but to get an accurate picture of the current housing market I will be, since they also use the same multiple listing service and data is available by Trend MLS. The information below is for the date range of Jan. 1, 2007 through March 31, 2007 compared to the same time frame last year. It is limited to residential properties only, and excludes commercial and multi-family.
Listed = Number of properties coming onto the market
Pended = Number of properties that went under contract
Sold = Number of properties that settled

With the exception of Mercer county, all the counties experienced an increase in listings in 2007 compared to 2006. With no exceptions, all counties experienced a decrease in properties going under contract in the first quarter (pended). For sold (settled) properties; Mercer County is the only county that experienced an increase in 2007 compared to the activity in 2006.
