I am starting the market trend analysis for Camden County with the figures based on information from Trend MLS for January 2005 to December 2005. The current inventory is as of today 1/16/05. Be sure to read my other post so you see how I, for the sake of simplicity, am determining the market.

Homes listed at $1 million +:
There were 76 residential properties listed, with 20 properties sold. The average number of homes sold per month was 2. The current number of available homes for sale as of today is 33, which gives an inventory of 16.5 months.

  • Strong Buyer's Market


Homes listed at $700k - $999k :
There were 136 homes listed, with 60 sold. That averaged to 5 sales per month. The number of available homes for sale as of today is 40. This gives us an inventory accumulation of 8 months.

 

  • Buyer's Market

Homes listed at $500k - $699k :
There were 266 homes listed, with 121 sold resulting in an average of 10 sales per month. The number of available homes as of today is 73. The inventory accumulation is 7.3 months.

  • Buyer's Market

Homes listed at $300k - $499k :
There were 1809 listed, and 1003 sold. Residential sales averaged 83 a month. The number of homes available as of today is 458. That gives us an inventory accumulation of 5.5 months.

  • Balanced Market

Homes listed at $150k - $299k :
There were 5931 residential homes listed, and 4151 sold. Homes sales in this price range averaged 345 a month. The current number of homes for sale as of today is 1109. The inventory accumulation is 3.2 months.

  • Seller's Market

Homes listed up to $149k :
There were 3425 homes listed and 2661 homes sold. The monthly sales for 2005 averaged 221. The number of homes available as of today is 603 giving us an inventory of 2.7 months.

  • Seller's Market
